Vitania Ltd. was established in 1995 by four partner groups: S.G.S.; Propper Family (Osem); Gitam Ad Agency; and Hamama Family. The group of founders now hold a 60% stake, while the remaining shares are held by Harel Insurance Company Ltd. and Flying Cargo Ltd. – 20% each. The company is managed by Ehud Samsonov as chairman and Ofer Ziv as CEO. Since its inception, the company has operated in Israel and abroad initiating, developing, building, leasing and operating income-producing properties such as office and commercial buildings, warehouses and stores. The Group has nearly 100,000 sq.m. of income-producing assets and rights to build on hundreds of thousands of square meters of land in various stages of planning of the company’s traditional activities such as offices, and new areas such as the commercial and residential sectors, hotels, warehouses and stores. Income-Producing Properties in Israel
Ziviel Building – Office and commercial building in Ramat Hachayal, Tel Aviv, including 32,000 sq.m. and 30,000 sq.m. underground parking and storage. Vitania has just completed an additional building for Fattal hotels covering 9,000 sq.m. The company holds 47% of Ziviel Investment Ltd., which holds 60% of the rights of Ziviel Building.
Verint Building – Office and commercial building in Herzliya Pituach Ind. Zone covering 19,000 sq.m., most of which is leased to Verint, with 26,000 sq.m. of underground space mainly designated for light industry, parking and offices. Vitania owns 50% of Ronny Do, which owns Verint Building.
Hatahana – Vitania restored and preserved the Tachana compound, the old railway station in Neve Tzedek and opened a unique culture, entertainment and fashion complex at the site, covering 16,000 sq.m. of commercial space, including a visitors center, museum, street theater, design center, exhibition center, yoga and health center, arts fair, concept stores, unique restaurants, pubs and more.
Terminal Park – Office, high-tech and commercial project in Or Yehuda’s Ind. Zone, including 44,500 sq.m. of above ground buildings and 31,500 sq.m. underground for parking and warehouses. The project is owned by Mai A.B. Real Estate (90%). The first stage of the project, about 30,000 square meters, was completed in 2011 and was occupied by quality tenants.
Ad 120 – Sheltered housing project in Tel Aviv’s Ramat Hachayal, which includes 31,500 sq.m. of sheltered housing, 5,900 sq.m. of commercial space and other areas for offices and commerce. The project will be built and managed by A.S. Uri Investments & Assets Ltd. (100%).

Cranbury Executive Center – Office building in New Jersey, US covering 9,300 sq.m. and fully leased. The project is owned by Vitania USA, which is fully owned by Vitania.
Wall Professional Building – Office building and clinic in New Jersey, US covering 2,250 sq.m. with 100% occupancy. The project is owned by Vitania USA, which is fully owned by Vitania.
Projects Planned & Being Built in Israel
American Colony – Corner of Orbach and Eilat streets on Tel Aviv-Jaffa border on a 24,000 sq.m. lot. Vitinia is managing a project of a preserved building – the former Keren restaurant and Jerusalem Hotel – which will be renovated and converted into luxury homes. Vitania is also building 45 luxury housing units on 6,500 sq.m. The project will be inhabited during the course of 2013.
Delek Motors Building (Mazda-Ford) – Vitania, in partnership with D.M.R. Assets Ltd. (Delek Motors), is building on a 5,000 sq.m. lot on Tel Aviv’s La Guardia St., a 32-floor office building covering 40,000 sq.m., a 8,000 sq.m story building opposite Ayalon Highway and Mazda-Ford and BMW vehicle showrooms.
Vitania at Migdal Beach – Project on Lake Kinneret’s Migdal Beach of over 50,000 sq.m., will include 14,500 sq.m. of commercial space and 6,000 sq.m. of hotels and vacation houses. The first stage of the project will open in spring 2013.
Vitania - Padko House Herzliya – On Maskit St. in Herzliya, Vitania will establish in cooperation with Padko, an office and commercial project with a total area of 20,000 sq.m. including over 20,000 sq.m. of underground parking. Construction has begun, and the building is expected to be inhabited towards the beginning of 2015.
BMW National Service Center – Vitania in cooperation with Delek Motors, is establishing a BMW national service center in Kiryat Arie, Petah Tikva. The project is on an area of 4,500 sq.m., above an underground parking lot of about 4,000 sq.m. This service center will be the most modern and advanced of its kind in Israel, and is expected to open in spring 2014.
Vitania Building Ramat Hachayal - Next to Ad 120 sheltered housing, on the corner of Raoul Wallenberg and Deborah Prophet streets, Vitania will erect a 16 story building in an area of 20,000 sq.m. The construction is already completed up to the ground floor and includes 600 parking spaces. The project is expected to be completed by the end of 2015.
Projects Planned & Being Built Overseas
Water Lane – Residential and commercial project covering 15,000 sq.m. in Gdansk, Poland. The project includes 120 luxury housing apartments overlooking the old city, and a commercial strip. Vitania owns the project through BW Hotel Gdansk, which holds Vitania Ltd. (100%). The project is completed and most of it is sold.
Granary Island – Office block (with commercial options) with 7,500 sq.m. above a floor of parking on the banks of the Stara Motlawa river in Poland. The project will be managed and built by Vitania through a foreign company.
